How much does a garden office cost?
14th April 2022
How much does a garden room cost?” is one of the most common questions we are asked, and it might not surprise you to learn that there’s not just one answer to this question. Ultimately, the cost of a garden room depends on your chosen design, size, and specification as well as fixtures and fittings, but our garden rooms start at £12,959 – inclusive of all materials and installation.
At a generous 2.5m x 2.5m, our small garden rooms offer functional space that can be used any way you like. From a home workspace to a fitness studio, or simply a place to relax in the garden whatever the weather, a garden room offers a year-round multipurpose living space that adds real value to your property.
If you have a specific design or layout in mind, any of our garden rooms can be customised to fit your needs (which will, of course, affect how much your garden office costs). Why not experiment with our 3D design tool so you can find a garden room size and configuration that fits your space and your budget.

How much does it cost to have a garden room delivered and installed?
Modern Garden Rooms will design, deliver, and install your new garden room for free in as little as 3 weeks! We factor in all that work as part of the package at no extra charge because we believe they are essential to the project. Be aware that many competitors offer different delivery fees or installation-related expenses on top of the cost of the building which can add up quickly, so be careful when shopping around.
Other costs involved in installing a garden room
When it comes to pricing up a garden room is important to consider any additional costs from external factors. Depending on your circumstances and property, you might also require the following in addition to the garden room construction:
- an electrical connection
- ground levelling
- garden landscaping
- planning permission fees
Electrical connections for garden offices
The distance from your main building and the demands for electricity in a garden room will determine how best to install an electrical connection. Once we understand these factors, we can provide an exact quotation for the connection. Our in-house team has the expertise to complete this electrical work as part of the overall project, however, we can recommend trusted electrical companies in your area to assist with any specialist work, or we can work with your preferred electrician if you already have a relationship with a trusted provider.
We construct your garden room on concrete pile foundations, which require the ground to be level within 200 millimetres for them to be laid. In some cases, the terrain in your garden may need levelling for us to ensure these foundations are installed securely. We will establish this during your free site survey and factor in any additional cost required for the input of a third-party landscaper.
With the addition of your bespoke garden room, you may wish to consider landscaping your yard to create an enjoyable and functional outdoor space. Though we currently do not offer landscaping services ourselves, we work closely alongside other contractors to ensure that the whole project is tailored to our client’s vision.
Planning permission costs
One of the best things about our garden rooms is that they don’t usually require planning permission to install. They are designed and purpose-built according to the exact specifications of guidelines for permanent outdoor structures, which means you won’t waste time or money seeking approval for your garden room.
Of course, there may be circumstances where you do need to apply for planning permission, depending on the size and placement of your garden room, which we can help you determine during our free site survey. The charge for a planning permission application will depend on your individual local authority.
Are garden rooms good value for money?
Unlike home improvements such as extensions, conservatories and loft conversion which are costly and time-consuming, garden rooms are a quick and affordable way to add extra space to your property. Our purpose-built garden rooms are designed using innovative building methods and constructed with quality, efficient materials to create an environmentally conscious outdoor space with a lifespan of at least 30 years.
Sheds, summerhouses, and wooden garden buildings are cheaper in the short term but require a lot of maintenance and quickly degrade in the elements. Our garden rooms require little to no maintenance and come with a 10-year guarantee on all building materials.
Do garden offices add value to your home?
A quality garden building will add an estimated 5-15% to the value of your property, making them a worthwhile investment. These versatile spaces make ideal exercise studios, hobby rooms, offices, and summer houses. With the popularity of homeworking growing considerably in recent years, garden buildings are now a desirable feature that buyers often look for, so the cost of installation is offset against the value that it adds to your home.
