What Can I Expect From a Modern Garden Room?

When you source your Modern Garden Room from us, we want to ensure that you know all of the ins and outs before we go ahead, that you get the garden room you have always wanted, that we design it to your needs and you end up with an outdoor building that will be well used and loved. In this article, we will be answering some questions that may be on your mind…
What Is The Process?
We will start by discussing the concept with you which will involve a member of our team visiting your site and going through your options.
Next we will start work on the design side of things, taking into consideration all that you have told us. You will be able to view our design in a 3D image.
We will then discuss this with you and once your modern garden room plans are decided upon we can provide you with a build date.
Do I need Planning Permission for a garden room?
Modern garden rooms do not usually require a planning application as they fall within permitted development rules under class E. This is pre-approved planning permission as long as your room is built subject to a number of limits and conditions
The most important factors are:
1) That the garden room is no higher than 2.5m from the bottom of the building to the top of the roof (if within 2m of boundary)
2) That you do not take up more than 50% of your garden area with this or any other buildings
3) It is not to be used for living or sleeping accommodation
What is included in a standard package?
- Western red cedar cladding
- Fully insulated and plastered ready to paint
- Brushed aluminium electric package
- 1m treated timber decking to the front of the building
- French doors (1.5m) including sidelights(.5m) and features a small side window (.4m)
As standard, all rooms come with brushed-aluminium fixtures and fittings. These include a track light with 4 adjustable spotlights, canopy lights, 4 double sockets, 1 light switch, 1.5kw heater and consumer unit. If you would prefer wall lights or need extra sockets, we’ll fit them to meet your requirements.
*Electrical power to a Modern Garden Room is the responsibility of the owner
What Flooring Do You Offer?
All rooms come with oak-laminate flooring due to its hard wearing and stable properties; included is a 5-year manufacturer’s guarantee covering finish and wear. Pre-primed timber skirting completes the look. If you want different flooring, either in colour or material, we will work with you to ensure it is suitable and exactly what you want.
What Type of Roof Do You Provide?
Our roofing panels & profiles are produced to form an insulated roof system that meets the modern need to create energy-efficient and aesthetically pleasing buildings.
What Foundations Are required?
Our pile foundation system comes as standard with all our rooms whereby holes are dug at 1m intervals across the whole footprint of the structure. These are then filled with concrete and metal stilts are inserted onto which the structure is anchored.
What warranties do you offer?
Modern Garden Rooms structures are covered by a comprehensive guarantee against design and manufacturing faults, material failure, corrosion and rot for a period of 10 years from the date of the installation (provided that the company installed the building). Doors and windows, floor coverings, electrical installations, electric appliances, heaters, accessories, telecoms, network and TV connections are covered by a one year guarantee.
How long will one of your Modern Garden Rooms last?
Our garden rooms are structurally very sound and made with durable pre-treated materials so we would expect a life-span in excess of thirty years plus. As standard, we offer a ten-year warranty against any structural defects.
How long does it take to build?
Depending on the size of the structure, design and your particular specifications our builds are usually completed within 2 weeks. A 3rd week may be required for any larger and more complex builds.
What are your lead-times?
Our lead-times are usually 4-6 weeks from placing the order. If you require a quicker turnaround just let us know and we’ll do our best to help.
What preparation work do we need to do?
We will ask that the site is clear of existing structures, trees and shrubs and so on but if this is difficult for you we are always happy to provide a quote for carrying this out.
My garden is on a slope – can you still build?
Yes, we can build on a slope up to 300mm across the structure and also front to back. If your garden slopes more than this we will discuss the best options for you during our site visit.
Can I have a toilet and/or kitchen in my garden room?
Absolutely – Although we don’t undertake the plumbing work ourselves, we will liaise with a local plumber to make sure all connections are in place during the build ready for him to connect and install the service afterwards. We cant also supply and dry-fit kitchens to your chosen specification.
Can I put skylights in the roof?
No, we use a solid insulated roof panel which does not allow us to install roof lights.
How can I maintain the colour of the cladding?
Cedar will last for decades without any artificial treatment however, over time, UV light will bleach the colour leaving the timber a silver/grey colour which some people do prefer. The amount of time this process takes is dependent on location and exposure to the sun. UV filter treatments are available that will stop or slow down this process. We recommend 2 coats of osmo UV oil to enhance the colours and help protect the cedar from the sun.
Can a Modern garden room be attached to my house as an extension?
Unfortunately not – due to the construction of our rooms they need to remain free-standing, we can only build up to 400mm to any solid obstacle such as your house or a wall.
Can I change My Mind About Certain Aspects During The Build?
This is something that would depend on how far along we are, what has been agreed upon and already ordered but we are always on hand to discuss your options.
